ITEM NO. 12:           REVISED PRELIMINARY DEVELOPMENT PLAN FOR PINE RIDGE       PLAZA;            3106 S. IOWA STREET (SLD)

 

PDP-01-01-04:  A revised Preliminary Development Plan for Pine Ridge Plaza, located at 3106 S. Iowa Street.  The applicant proposes removing the restriction of use to permit alcohol sales.  Requested by Peridian Group, Inc., for Pine Ridge Plaza, LLC, property owners of record.

 

STAFF PRESENATION

Ms. Day explained the intent of the request was to change the allowed uses to permit alcohol sales for off-site consumption.  There was no proposed change to the existing construction or layout.  Staff had asked the applicant to provide an updated Preliminary Development Plan showing existing conditions.  Landscaping issues had been located and addressed.

 

It was clarified that the proposed change would pertain only to Lot 2.  The permitted uses for Lot 1 would not change. 

 

 

APPLICANT PRESENTATION

DraftMike Keeney, Peridian Group, spoke on behalf of the applicant.  Mr. Keeney explained the applicant’s intention to include a high-end wine store in the remaining section of what had once been the K-Mart building.

CLOSING COMMENTS

There were no closing comments from the applicant or Staff.

 

COMMISSION DISCUSSION

It was suggested that the proposed use was a logical addition to this area, which was intended to be a Regional Shopping Center, catering to a full range of uses.

 

ACTION TAKEN

Motioned by Comm. Schachter and seconded to approve the revised Preliminary Development Plan for Pine Ridge Plaza and forwarding it to the City Commission with a recommendation for approval, based on the findings of fact presented in the body of the Staff Report and subject to the following conditions:

 

  1. Provision of a revised Preliminary Development Plan to update the following:
    1. Building Summary to accurately reflect the existing conditions and designation phases;
    2. Revise Use Restrictions to clearly and accurately reflect current phasing;
    3. Revise impervious summary numbers to reflect existing condition and include a note that clarifies that no physical changes are proposed;
    4. Show dimension of all driveway widths along 33rd Street;
    5. Interior parking lot dimensions of access aisle and typical parking stall dimensions; and
    6. Show and dimension Interior access easement
  2. Revise the Preliminary Development Plan to reflect existing utilities as noted in the review, per staff approval; and
  3. Revise the Preliminary Development plan to include a general note that specifies the pavement thickness and type including driveway aprons.

 

Motion carried unanimously, 10-0, with Student Commissioner Bittenbender also voting in the affirmative.
