PF-04-14-04: Final Plat for North Iowa Addition. This proposed industrial subdivision for future office development contains approximately 3.259 acres and is located at 601 N. Iowa (at the southwest corner of the intersection of N. Iowa Street and Kresge Road). Submitted by Peridian Group, Inc., for Doug Compton, First Management Corp., contract purchaser and Unified School District #497, property owner of record.

1. The access point on Kresge needs to be as far from N. Iowa Street as possible. (Notified, Kresge Road access(es) will be considered as part of the site plan approval.)
2. Public Improvements will need to include:
a. Remove existing concrete aprons and driveways back to property right-of-way. (Notified)
b. Install 24” curb and gutter along N. Iowa Street to match existing. (Notified)
c. Sidewalk on N. Iowa Street shall be 6’ wide. Sidewalk on Kresge Road can be 5’ wide. (Notified)
Stormwater Engineering:
1. A drainage study was not required with the plat because; a study will be required at the time of site planning.

STAFF REVIEW
The request is for final plat approval of North Iowa Addition, a 1-lot subdivision for general industrial use. The site is located at the southwest corner of N. Iowa Street and Kresge Road. A future site plan is required for the development of this property.
On April 13, 2004, the City Commission approved a rezoning of the property from RS-2 (Single-family Residence) to M-2 (General Industrial) District, subject to approval of a final plat [Z-02-04].
DEDICATION OF PUBLIC RIGHT-OF-WAY
The final plat dedicates an additional 17’ of public right-of-way for N. Iowa Street. The final plat will need to show the north right-of-way line of Kresge Road.
DEDICATION OF UTILITY EASEMENTS
The final plat dedicates a 10’ Utility Easement along the north and south property line and a 15’ and 16’ Utility Easement along the west property line.
PUBLIC IMPROVEMENTS
Public improvements will include:
ACCESS/STREETS
Direct vehicular access from the lot to N. Iowa Street has been restricted. A note on the map and graphic indications show “Lot will have no direct access to N. Iowa Street.”
Access will be from Kresge Road. Access location(s) along Kresge Road will be considered by Public Works as part of the site plan approval.
CONFORMANCE
The final plat conforms to the approved preliminary plat. The submitted final plat conforms with the Zoning Ordinance and Subdivision Regulations.
RECOMMENDATION:
Staff recommends approval of the Final Plat of the North Iowa Addition, and forwarding it to the City Commission for acceptance of easements and rights-of-way, subject to the following conditions:
