PF-04-15-04: Final Plat for R L Subdivision. This proposed three-lot residential subdivision contains approximately 0.78 acre. The property is generally described as being located at 1201 Monterey Way. Submitted by Randy Ham for Ron Lawrenz, property owner of record.

REASON FOR REQUEST
The request is for the final plat approval of the RL Subdivision, from one single parcel to three individual lots. The resulting subdivision will create three lots all greater than 10,000 s.f. as required under RS-1 (Residence Single-Family) District zoning. The 33,922 s.f. single lot will be subdivided to create Lot 1 (10,153 s.f.), Lot 2 (10,160 s.f.), and Lot 3 (13,609 s.f.). All three lots will remain RS-1 (Residence Single-Family) District zoning.
ACCESS
Currently, the single lot’s access is from Monterey Way. When subdivided, two lots (Lots 1 and 2) will take access from W. 12th Street with Lot 3 taking access from Monterey Way. The existing single-family home will be moved onto Lot 3, with its new driveway fronting onto Monterey Way.
UTILITIES
A water line extension will be required on W. 12th Street to service Lots 1 and 2 and will be
provided at the developer’s expense. The water service to the existing house on the subject
property must be relocated at the developer’s expense to Lot 3. The developer will need to
provide water line plans to the City’s Public Works Department for review. The project will also
require connections to sanitary sewers.
CONFORMANCE
The subject property and all of the surrounding area is zoned RS-1 (Single-Family Residence)
District, which has a minimum lot area of 10,000 s.f. per dwelling unit. Since the subject
property has a net lot area of 33,922 s.f., subdividing the subject property is permitted
by Code. Horizon 2020 recognizes the subject property and its immediate area as
representative of “Very Low Density Residential/Low Density Residential” uses, which
corresponds with the single-family character of RS-1 (Single-Family Residence), RS-E and RS-A
Districts.
RECOMMENDATION:
Staff recommends approval of the Final Plat of the RL Subdivision and forwarding it to the City Commission for acceptance of easements, subject to the following conditions:
