RE: Quik Trip Site Plan
Dear Mr. Watkins:
This correspondence is only to address the traffic and access issues associated with the development. Comments and recommendations specific to the site plan will be completed from various City departments, Jeff Tully of Planning, and myself, and forwarded under separate correspondence.
As discussed with the submittal of the Quik Trip site plan, the development has offered and will be required to install a right turn lane for southbound traffic on Haskell Avenue. This improvement will be required to meet all City standards and approval of the design by the City Engineer. This improvement will also be conditioned on approval of the site plan, to be completed and accepted by the City prior to occupancy of the facility. The improvement will include widening of Haskell Avenue for an acceptable taper length, the development of a 12’ wide right turn lane, curb and gutter, adjustment/alignment/relocation of necessary utilities (i.e. water, sanitary sewer, storm sewer), sidewalk, handicap ramp, adjustments/modifications to signals, pavement marking, reconstruction of existing access points/driveways, seeding. The pavement section will be a minimum of 10” concrete with 2” overlay on granular base.
The site plan currently indicates a 40 foot driveway width off 23rd Street. Staff review does not agree that this width is necessary. The City code allows a 30 foot width which should be sufficient. If you would like to discuss this further please feel free to call.
