PF-08-26-04: Final Plat for Fox Chase South No. 2, a replat of lots 8-14, Block nine, and lots 1-7 Block ten, Fox Chase South. This proposed single-family residential subdivision contains approximately 3.450 acres and is located east of George Williams Way and south of Harvard Road (extended). Submitted by Landplan Engineering, P.A., for Devco, Inc., and Ezell-Morgan Construction Co. Inc., property owners of record.

STAFF REVIEW
The subject property is located in an area that is south of W. 6th Street, east of George Williams Way, north of 15th Street and west of Wakarusa Drive. The subject property is within a previously platted portion of the Fox Chase South Subdivision. The purpose of the proposed Final Plat is to increase the interior lots to accommodate a larger building footprint. The revised final plat reduces the total number of lots in this area by two and re-spreads that area among the remaining lot.
The Preliminary Plat was approved by the Planning Commission on July 23, 2003. The original Final Plat was approved by the Planning Commission in September 2003. Initial development activities have commenced and include grading for streets and lots as well as the installation of basic infrastructure.
The proposed lots exceed the minimum acreage requirements for the RS-2 (Single-Family Residence) District. The proposed Final Plat does not alter the existing street network or the abutting lot configuration in any way. The subject lots are located within the interior portion of original Final Plat.
Recommendation: Staff recommends approval of the Final Plat of Fox Chase South No. 2 and forwarding it to the City Commission with a recommendation for acceptance of easements subject to the following conditions:
a. Copy of paid property tax receipt;
b. Recording fees made payable to the Douglas County Register of Deeds;
c. Provision of a master street tree plan.
d. Pinning of the lot in accordance with section 20-103 of the Subdivision Regulations
