PF-09-30-04:  Final Plat for Westwood Hills 4th Plat, a replat of Lots 5-12, Block Two, Westwood Hills 3rd plat.  This proposed single-family residential subdivision contains approximately 1.833 acres and is located north of Eisenhower Drive and west of Wakarusa Drive (extended). STAFF RECOMMENDATION: Approval of the Final Plat of Westwood Hills, 4th Plat, and forwarding it to the City Commission for acceptance of easements, subject to the following conditions:

1.      Provision of the following fees and recording documentation:

a.      Current copy of paid property tax receipt at the time of submittal of the final plat for filing.

b.      Recording fees made payable to the Douglas County Register of Deeds.

c.      Provision of a completed Master Street Tree Plan per Section 21-708a.

2.      Pinning of the lots per Section 21-302.2.

3.      Execution of a Temporary Utility Easement.

 

 

Applicant’s Reason for Request:

To plat the property to allow for an additional single-family lot (8 lots are existing – 9 lots are proposed).

 

KEY POINTS

 

·         Proposed plat would allow for an additional single-family lot within a residential neighborhood.

·         The submitted final plat conforms to requirements of the RS-2 zoning district.

STAFF REVIEW

 

The final plat is located within the Westwood Hills Subdivision on the east side of Carver Lane, north of Eisenhower Drive. The final plat includes nine lots and is within an RS-2 (Single-family Residential) zoning district.

 

The preliminary plat for Westwood Hills Subdivision was approved by the Planning Commission in 2002. The Final Plat of Westwood Hills 3rd Plat was recorded on October 21, 2002. A copy of the prior final plat is attached.

 

This final plat allows for 9 single-family residential lots where 8 residential lots were previously approved. The residential houses will need to be built within the required setbacks for the zoning district. The Final Plat conforms to the RS-2 (Single-family Residential) Zoning District.

 

PUBLIC IMPROVEMENTS

 

Public improvement plans for this plat have already been submitted.

 

A sanitary sewer line is located adjacent to the east side of the subdivision. Municipal water system and fire hydrants have been installed.

 

Eisenhower Drive is a residential collector with the required 60’ of right-of-way. Carver Lane is a local street with the required 60’ right-of-way. The following note is on this Final Plat, “No access shall be provided onto Eisenhower Drive for Lot 9, Block One.”

 

Eisenhower Drive and Carver Lane in front of this plat have been staked and graded.
