YANKEE TANK AREA PLAN AN ADDENDUM TO ANNEXATION A-10-05-04 OF 13.3626 ACRES; SOUTHEAST OF LAKE ESTATES SUBDIVISION, NORTHEAST OF 22ND TERRACE (SLD)

 

SUMMARY

 

The Yankee Tank area has been the subject of numerous subdivision plat reviews since the middle 1970’s. The original Preliminary Plat subdivision covered the area as far east as Wakarusa Drive along Clinton Parkway. Several Preliminary Plats were submitted and revised to address the refinement of the intended development. The focus of the early plans was to be a golf course type development with large green spaces throughout the area. In 1995, 211 acres were annexed and zoned along W. 15th Street (now known as Bob Billing Parkway) and extended in some places as far south as the Yankee Tank Lake. The remaining acreage from the 1970 plans is currently outside of the city limits, but east of the SLT is zoned A-1, a county residential district. The existing sanitary sewer service follows the low-lying areas and provides the ability to extend service to all areas within the Yankee Tank Basin as properties are combined and reconfigured for a more dense urban development pattern.

 

The attached map shows the broad land use types or categories for the Yankee Tank area. This is reflected as low-density residential uses (less than 6 dwelling units per acre). The current density is extremely low, closer to an acre or more per dwelling unit. Medium density land uses are described in Horizon 2020 as being recommended at specific locations along the SLT. The specifics of the actual zoning are discussed on related reports. The purpose of this document is to show the approved and conceptual local street pattern based on previous preliminary plats and studies of the area. A large drainage area will be extended north from the western leg of Yankee Tank Lake toward Bob Billings Parkway.

 

Sanitary sewers are shown in the low-lying areas and support the concept of several looped roads extended east of the collector street (frontage road E 902 Road) for individual lot access.

 

There are multiple existing single-family homes in the area that will also dominate the remaining development opportunities. Some parcels will be combined and structures removed while others will be incorporated into future subdivision design.

 

It is important to recognize the previous planning efforts directed to this area and assure that future development plans incorporate the necessary elements and connections within and between properties and connection and implementation of the collector and local street network for this area.
