Provision of the following fees and recording documentation: a. Current copy of paid property tax receipt at the time of submittal of the final plat for filing. b. Recording fees made payable to the Douglas County Register of Deeds. c. Provision of a completed Master Street Tree Plan per Section 21-708a. 2. Execution of a Temporary Utility Agreement. 3. Provide an indication on the Final Plat that //// represents area of prohibited traffic access. 4. Pinning of Lots in accordance with Section 21-302.2. 5. Provide MEBO’s on Lots 2 & 3 per Section 21-301.5.

STAFF REVIEW
The final plat is located at 1017 E. 23rd Street. There is an existing non-conforming mobile home park located on the property.
Platting of the property is required prior to the issuance of a building permit. The applicant has submitted a site plan, and is proposing to locate an office building for their real estate company on Lot 1.
The Planning Commission approved a preliminary plat for this property on October 27, 2004.
A rezoning request to rezone proposed Lots 1 & 2 to C-4 (General Commercial) District [Z-09-45-04] and to rezone proposed Lot 3 to RM-D (Duplex Residential) District [Z-09-44-04], has been submitted and is being heard in conjunction with this application.
PUBLIC IMPROVEMENTS
Public improvements plans will need to be submitted for this project. There are existing municipal water and sanitary sewer lines on the north and south sides of this plat. A sanitary sewer main will need to be extended to serve Lot 2.
The site plan shows a 6’ wide sidewalk to be installed along 23rd Street.
Access for Lot 1 and Lot 2 will be from the 30’ access easement with 23rd Street (K-10 Highway). Access for Lot 3 will be from 24th Street, when Lot 3 is developed.
The plat dedicates an addition 5’ of public right-of-way for 23rd Street, as requested by the City Engineer (60’ from the centerline of the street).
