RE:	Site Plan 05-40-05 Fairhaven Commercial

The City Commission considered the Fairhaven Commercial site plan on July 5, 2005.  Due to a number of neighborhood questions with respect to stormwater and drainage, the City Commission directed staff to meet with the neighborhood (Prescott Drive and Chouteau Court) and deferred approval of this project.

On July 11, 2005 Kevin Doyle of Taylor Design Group, Paul Patterson and I met with the neighbors and discussed their concerns/issues and answered questions.

The Fairhaven Commercial Development has provided an approved drainage study and the proposed stormwater improvements will compensate for any additional runoff.   With the proposed detention basin and down stream storm pipe, the system will be capable of handling the 100-year storm.

Attached is a memo from Chad Voigt further elaborating on the improvements.
