In April 2005 a Condition Appraisal Report for the Riverfront and New Hampshire Parking structures was completed by Walker Parking Consultants. Several recommendations for repair were made, including:

Staff has completed the items in parentheses.
The remaining items (concrete repairs, waterproofing, and stair replacement) will require specific plans and technical specifications which staff cannot complete.
Attached is a proposal for professional services which includes preparing the bid documents (Phase I) and bidding services (Phase II) for a lump sum fee of $12,500 and $1,000 respectively. Direct expenses, in addition to these amounts, are $1,800 for Phase I and II. Construction administration/inspection (Phase III) will be provided for $7,500, with a direct expense of $3,000, totaling $10,500 for Phase III.
Walker Parking Consultants is the original firm that designed these facilities, and staff recommends approving this contract. This project will be paid through the issuances of bonds.
Action Requested: Authorize City Manager to execute a contract/purchase order in an amount of $25,800 for professional services with Walker Parking Consultants.
