SUMMARY
PF-06-23-05: Final Plat for Lawrence Country Club Addition No. 2, a final plat of a portion of the Lawrence Country Club Golf Course and the right-of-way for Yorkshire Drive south of Princeton Boulevard. The property is generally described as being located at 2501 Princeton Blvd. This proposed one-lot subdivision contains approximately 0.957 acre. Submitted by Landplan Engineering for Lawrence Country Club, property owner of record.
Recommendation: Staff recommends approval of the Final Plat of LLC Addition No. 2, (PF-06-23-05) and forwarding it to the City Commission with a recommendation for acceptance of easements and rights-of-way based on the findings found in the body of the staff report and subject to the following conditions:
1. Submission of public improvement plans for all public improvements per approval of the Public Works 2. Execution of a Temporary Utility Agreement; 3. Provision of the following fees and recording documentation: a. Copy of paid property tax receipt at the time of submittal of the Final Plat for filing; b. Recording fees made payable to the Douglas County Register of Deeds; c. Provision of a completed Master Street Tree Plan per Section 21-708a. |

STAFF REVIEW
The subject property is located on the south side of Princeton Boulevard and is part of a larger tract of land known as the Lawrence Country Club Golf Course. The existing golf course, greens, pathways and tee areas are not platted. Only those portions with structures are platted.
The proposed plat is necessary to fulfill site plan requirements that building permits not be issues for unplatted property. The proposed use of the subject property is for a pump house for irrigation of the golf course and restroom facilities. The proposed lot is irregularly shaped to allow for only encompassing that area needed for the planned improvement. The proposed lot provides adjacency to a public right-of-way and includes .95 acres for the improvement that exceeds the minimum lot area for the RS-1 (Single-Family Residence) District. Staff noted specific elements and notes that needed to be included on the face of the Final Plat, specifically, that no direct access to Princeton Boulevard is allowed and that the lot is prohibited from residential development. The applicant is working on revisions to include these notes at the time of preparation of this report. Staff has also asked that the access arrangement for an abutting residential lot to the east be clarified and noted with the deed book and page reference since this access is for the residential driveway for property located at 2429 Princeton Boulevard (Lot 1, Country Club North No. 3).
Conclusion
This property is part of a concurrent submission since it is less than one acre. See agenda item 4A (PP-06-13-05.
The proposed Final Plat complies with the subdivision regulations as conditioned. The Final Plat is pinned.
