WESTWOOD HILLS, 5TH PLAT; REPLAT OF LOTS 29 AND 30A, BLOCK ONE; WESTWOOD HILLS; 3RD PLAT; 5208 BROWN LANE (MKM)

 

 PF-09-34-05:  Replat of Lots 29 and 30A, Block One; Westwood Hills.  This proposed two lot residential subdivision contains approximately .416 acres.  The property is generally described as being located at 5208 and 5204 Brown Lane.  Submitted by Ron Faught of Medallion Homes, Inc. for Gene and Nancy Dorsey and Glen Westervelt, property owners of record.

 

STAFF RECOMMENDATION:  Staff recommends approval of the final plat and forwarding it to the City Commission with a recommendation for acceptance of easements and rights-of-way based on the findings found in the body of the staff report and subject to the following conditions:

1.      Provision of the following fees and recording documentation:

a)     A current copy of a paid property tax receipt.

b)     Recording fees made payable to the Douglas County Register of Deeds.

c)      A completed Master Street Tree Plan in accordance with Section 21-708a.3.

 

REASON FOR REQUEST:  Final Plat approval to amend interior lot lines.

 

KEY POINTS: 

·         Proposed plat will move the interior boundary line between the two lots 3’ to the east.

·         The west boundary of Lot 30A had been previously amended through a Lot Split. Per Section 21-401 of the City Code, replatting is necessary for any further divisions.

·         Submitted final plat conforms to requirements of the RS-2 zoning district.

STAFF REVIEW

The subject property is located on the north side of Brown Lane. The property was originally platted in 2002 (PF-06-18-02). The western boundary line of lot 30A has been previously amended (moved 3’ to the west) by a Lot Split. (LS-03-02-05)

 

The proposed change, moving the east boundary line of Lot 30B 3’ to the east, is minor. This type of change could be approved administratively through a Lot Split; however, City Code allows only one division per lot through a Lot Split, so replatting is necessary. All lots, as configured on the final plat, meet the size and area requirements for the RS-2 District. No new streets or access points are required.
