Annexation of Bauer Brook Estates Subdivision

 

This is a follow up to your request related to the Bauer Brook Estates Subdivision regarding the City’s cost and benefit associated with the proposed annexation.  What follows is a summary of additional tax revenue the City would collect and the initial infrastructure costs the City would pay as a result of any annexation.

 

Property Taxes:

 

There are 14 properties currently paying property taxes to the Wakarusa Township in the Bauer Brook Estates.   Based on the 2007 tax assessments -- the City of Lawrence share of taxes is estimated at $28,895.13 per year.  The table below shows the City’s share of property taxes for each lot which is identified by plate number.  (See attached map)

Public Infrastructure Improvements Cost:

 

The City will need to extend the waterline along Folks Road.  Of the costs associated with providing water and sewer service to the subdivision, all except $121,000 will be attributable to a benefit district.  The $121,000 cost represents the City’s share of a waterline along Folks Road.  The cost for this waterline will be recouped in the future as the east side of Folks Road develops.

 

For the City, the upfront cost to proceed with the annexation is approximately $121,000.  The benefit is approximately $28,895.13 in additional property tax revenue per year.
