Accept utility, drainage, and landscape easements for VenturePark Subdivision No. 1, associated with Minor Subdivision, MS-17-00667, located at 2325 and 2425 Venture Park Drive. Submitted by Bartlett & West, Inc., for City of Lawrence, property owner of record.

Executive Summary: |
The property at 2325 and 2425 Venture Park Drive is undeveloped and platted as Lot 1 and Lot 2. The proposed subdivision would move the east property line of Lot 1 to the east to accommodate development proposed for Lot 1. Minor Subdivisions are administratively reviewed.
The subject properties contain existing utility and landscape easements along the exterior property lines. Modifications to the Noreaster water easement and the adjacent utility easement located along the west property line of Lot 1 are proposed with the Minor Subdivision. The existing 30’ landscape easement located along the south property line of Lot 1 and Lot 2 will be widened to 70’ to encompass an existing landscape berm that was created outside of the existing 30’ landscape easement.
New easements are proposed with the Minor Subdivision to accommodate new infrastructure associated with the proposed development. The Minor Subdivision includes the dedication of a 15’ utility easement for new public water line to be installed near the south property line of Lot 1 and Lot 2. The subdivision also includes dedication of 15’ drainage easements for private stormwater lines to be added near the north and south property lines of Lot 2.
The City Commission’s action is to accept dedications of new easements as shown on the attached drawing.
