Executive Summary: |
A Special Use Permit (SUP) application for a car wash was submitted by Wild Pines Ventures on behalf of Lawrence Monterey Investors, LLC, the property owner of record.
A Cleaning (Car Wash) use is permitted in the CN2 District when approved with a Special Use Permit, to insure compatibility with adjacent uses. The Special Use Permit application proposes the demolition of a 4,797 sq ft building and the construction of a 5,169 sq ft automatic car wash. Greenspace on the site will be increased from 26,456 sq ft to 29,924 sq ft. The proposed development is compliant with the lighting, parking, landscaping, and setback standards for the CN2 District. The Board of Zoning Appeals approved a variance from the 50 ft W 6th Street setback in this area to permit the southern access drive to extend into the setback. The applicant provided fixture counts, and traffic impact studies which indicate the existing infrastructure in the area is adequate for the proposed use.
The Planning Commission considered this item at their February 21, 2018 meeting and voted unanimously to forward the Special Use Permit application to the City Commission with a recommendation for approval. |
