Executive Summary: |
An application was submitted by Grob Engineering Services LLC, for Beckmeisters LLC, the property owners of record, to rezone approximately 2.46 acres located at 5275 W. 6th Street from UR (Urban Reserve) District to RM12-PD (Multi-Dwelling Residential with Planned Development Overlay) District.
The unplatted parcel contains a Single-Dwelling Residential structure and an Accessory Building. The rezoning was requested to bring the property under a current Zoning District classification that would permit development consistent and compatible with the Comprehensive Plan and surrounding neighborhoods.
The applicant submitted the application for rezoning in conjunction with a Preliminary Development Plan. (PDP-17-00695) The rezoning to RM12-PD will accommodate the use and density proposed with the Preliminary Development Plan as submitted. The proposed development is for an Independent Living Residential Development consisting of six (6) two-unit townhouses. The RM12-PD zoning is consistent with the Comprehensive Plan and is similar in density to the surrounding neighborhoods.
A proposed rezoning to RSO was considered by the Planning Commission on November 15, 2017 at which time additional comments were received from neighbors. The Planning Commission recommended that a rezoning with a Planned Development overlay was more suitable to the surrounding area given concerns raised about compatibility and the item was deferred.
The Planning Commission considered the revised rezoning request at their February 21, 2018 meeting and voted unanimously to forward the rezoning request to the City Commission with a recommendation for approval. |
