Executive Summary: |
An application was submitted by Wild Pines Ventures on behalf of Lawrence Monterey Investors, LLC, the property owner of record, to rezone approximately 1.33 acres located at 3900 W 6th Street from PCD-[Monterey Center] (Planned Commercial Development) District and CN2 (Neighborhood Commercial Center) District to CN2 (Neighborhood Commercial Center) District.
The property was developed with an Applebee’s Restaurant, which is currently vacant. The rezoning was requested to accommodate the development of a car wash in this location. While the subject property is part of the Monterey Center Planned Commercial Development, it is separated from other PCD zoned property in the development by a lot that was rezoned to the CN2 District in 2011. The subject property is bounded on the west, north, and east by CN2 Zoning. The rezoning will accommodate the proposed use and will provide uniform zoning in this area. The rezoning is not expected to negatively impact nearby properties. Impacts will be evaluated and mitigated through the site planning process.
The Planning Commission considered this item at their February 21, 2018 meeting and voted unanimously to forward the rezoning request to the City Commission with a recommendation for approval. |
