Approve request to rezone, Z-17-00694, approximately 1.768 acres from RS10 (Single-Dwelling Residential) District to CS (Commercial Strip) District, located at 1105 E. 23rd Street and adopt on first reading, Ordinance No. 9445.

 

Executive Summary:

Grob Engineering Services, LLC submitted an application on behalf of Hedge Tree, LLC, the property owner of record, to rezone approximately 1.768 acres located at 1105 E. 23rd Street from RS10 (Single-Dwelling Residential) District to CS (Commercial Strip) District.

 

The parcel addressed as 1105 E. 23rd Street consists of a platted lot, zoned CS, which contains the former KAW Valley Industrial business and an unplatted parcel to the south which has not been developed. The property was annexed into the City in 1967. The northern portion was platted and rezoned to CS at that time in preparation for development, while the southern portion was rezoned to RS-1, a place-holder zoning for newly annexed lands for which no development is proposed. The RS-1 District converted to RS10 with the adoption of the Development Code in 2006.

 

The southern portion of the property is being rezoned and platted to accommodate development. The concept plan submitted with the rezoning indicates that three multi-tenant buildings are being planned.

 

The Planning Commission considered this item at their February 21, 2018 meeting and voted unanimously to forward the rezoning request to the City Commission with a recommendation for approval.
