RE:

Resolution Establishing Support for Poehler Phase II Low-Income Housing Tax Credits

Background:

Krsnich Investment Group, who converted the Poehler grocery warehouse into affordable, loft-style apartments in 2012, and is rehabbing the Cider building into art gallery space and offices, has applied for low-income housing tax credits with the Kansas Housing Resources Corporation for the second phase of their project (Poehler Phase II). In order to be eligible for these tax credits the City must approve a Resolution establishing support for further development created by the Poehler Phase II project.

Poehler Phase II would add 40 units of mixed-income residential housing within the district; 34 of which would be affordable, low-income units.

Mr. Krsnich’s projects have provided significant revitalization for the area. It is important to note, however, that while the City supports this project, Poehler Phase II must undergo appropriate land entitlement, zoning, and building permit processes conducted by the City in order to be developed.

Nonetheless, the City supports Krsnich Investment Group’s application to the Kansas Housing Resource Corporation for low-income housing tax credits.

Action Requested:

Adopt Resolution No. 7018, establishing City support of Poehler Phase II’s development of affordable housing in the City of Lawrence.
