Recommendations/Options/Action Requested:

Approve an extension request of the site plan, SP-16-00155, per Section 20-1305 (o) of the Land Development Code for 24 months, setting the new expiration date as June 14, 2020.

Executive Summary:

This attached site plan is conceptual in nature and does not include specific uses, tenants, or building elevations. The plan identifies the major elements such as building placement, parking lot layout, vehicular and pedestrian circulation, and pedestrian amenities along with landscape and screening details. The approved site plan includes a 65-foot wide designated buffer yard area along Inverness Drive.

 

This site includes a mix of retail and office uses including eating and drinking establishments. The site shows one building, Building F, with drive-thru access. Drive-thru uses are permitted in the CN2 District with the exception that Fast Order Food uses with drive-thru access require Special Use Permit approval. This project does not include a Fast Order Food, Drive-In use. There are no changes to the approved site plan as part of this extension.

 

The property is located in an area zoned CN2 and is part of the Inverness Park District Plan. Conditions of the CN2 zoning in this area require that the City Commission approve any site plan, extraordinary notice be mailed to property owners, and that certain uses of the CN2 zoning district be restricted. The City Commission approved the original site plan on June 14, 2016.

 

Site Plans are valid for a period of 24 months. The City Commission, per section 20-1305 (o), may extend an approval. The applicant submitted a request to the Planning Director on May 25, 2018, in advance of the expiration. Property owners were provided notice as required by the Land Development Code and Ordinance No. 9128.
