Executive Summary: |
An application was submitted by Landplan Engineering on behalf of Wakarusa Plaza, LC, the property owner of record, to rezone approximately 1.685 acres located in the 1300 Block of Research Park Drive from IBP (Industrial Business Park) District to IL (Limited Industrial) District, located in the 1300 Block of Research Park Drive with use restrictions.
The applicant is seeking rezoning of the property to accommodate the development of a climate controlled self-storage facility. The property as zoned does not permit self-storage uses known as Mini-Warehouse. The applicant is proposing to self-limit uses permitted in the IL District to retain the character of the IBP District and permit the one use desired to accommodate the Mini-Warehouse use.
The Planning Commission considered the item at their February 21, 2018 meeting and voted 7-2 to forward the rezoning request to the City Commission with a recommendation for approval. A review of the Planning Commission’s meeting reflects that the dissenting commissioners did not oppose the project per se, but did question the city’s use of conditional zoning as a method to accommodate the project.
