Approve an extension request for the Final Development Plan for Miracon Plaza Planned Commercial Development - Phase 1 [FDP-01-02-07, FDP-14-00397] generally located at the northeast corner of Wakarusa Drive and Clinton Parkway, 2240 Wakarusa Dr, per Section 20-1304 (e)(vii) of the Land Development Code. Submitted by Timothy W. Schmidt of OFF-PISTE, Inc., property owner of record. The approved plan proposes construction of a two-story retail/office/bank building containing approximately 8,000 square feet and associated site improvements. The request proposes extension of the approval for this project for an additional 24 months. |

Executive Summary: |
The Final Development for Miracon Planned Commercial Development Phase I proposes the construction of a two-story retail/office/bank building containing approximately 8,000 square feet and associated site improvements. The Final Development Plan was originally approved in February 2007 (FDP-01-02-07). Five extensions have been requested since the original approval. Staff assigned a new project file number in 2014 allowing the project to be tracked in the City’s Innoprise system for the convenience of tracking. A copy of the approved plan is attached.
The City Commission amended the Land Development Code to standardize approval timeframes and extension processes for development issues. All extensions for site plans and development plans are considered by the City Commission may be extended 24 months for good cause shown. [Section 20-1304 (e)(vii)]. There have been no changes to the Land Development Code that would affect this development project. Building construction will be subject to all applicable current building codes and construction design standards and codes.
The extension request was received in a timely manner and notice letters have been sent to property owners within 400 feet as required by the Land Development Code. |
